SUMMARY Manages apartment complex taking care of the various needs of the property by screening tenants, move-ins and move-outs, assisting current residents with needs and completing maintenance by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES includes but is not limited to:
  • Office/Administrative

  • Assists and follows directions from Portfolio Manager.
  • Welcomes and shows prospective tenants apartments and explain occupancy terms.
  • Inform prospective tenants of availability of nearby schools, shopping malls, recreational facilities, and public transportation.
  • Rents or leases apartments, collects security deposit as required, and completes lease form outlining conditions and terms of occupancy if lease required.
  • Use sales skills and techniques to lease apartment by being knowledgeable about market conditions, competition and amenities on the property and in the surrounding area.
  • Collects rents due and issues receipts.
  • Assist in the preparation, analyzes & control of property budgets.
  • Resolves tenant complaints concerning other tenants or visitors.
  • Maintains good public relations and interacts with clients, customers, and co-workers in a positive, respectful and professional manner at all times.

  • Maintenance/Grounds

  • Performs grounds pick-up of the property--parking lots, planter beds, walkways, etc.--on a daily basis.
  • Perform maintenance checks of apartment units and identify problem areas.
  • Responds promptly to work orders, service and emergency calls.
  • Check all appliances and applicable connections for safety & functionality.
  • Paints and repairs interior of apartment units as needed.
  • Perform preventative maintenance such as caulking around tub & water closet areas, attaching shower guards, removing covers from wall heaters & cleaning.
  • Keep appropriate documentation and Inventory parts and control.
  • Clean and prepare unit turnovers in a specified time.
  • Carry pager or mobile phone for on-call duty as applies.
  • Investigates tenant complaints about malfunctions of utilities or furnished household appliances or goods, and inspects vacated apartments to determine needed repairs or maintenance.
  • Completes maintenance of unit turns including but not limited to: painting, patching, and cleaning.
  • Completes a walk through for move-ins and move-outs documenting condition of unit.
  • Negotiate contracts for various services, including janitorial, security, grounds keeping, and waste removal at a competitive price with high quality.
  • Arranges for other services such as trash collection, extermination, or carpet cleaning.
  • Cleans public areas of building and makes minor repairs to equipment and appliances.
  • Qualifications:To perform this job successfully, an individual must be able to perform each essential duty and responsibility satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

    Knowledge: Must be 18 years of age. Associate's degree (A. A.) preferred or equivalent from two-year college or technical school; or one to three years of related experience and/or training; or equivalent combination of education and experience.

    • Possess a strong working knowledge Microsoft Office Suite including Internet Explorer, Outlook, and Word.
    • Typing proficiency (accuracy more important than speed).
    • Have a strong background in troubleshooting and performing maintenance duties.
    • You will be required to take a maintenance assessment test to determine your skill level and pass with a score of at least 70%.
    • Must possess and use good interpersonal skills with other employees and the public.
    • Minimum of one year responsibly performing identical or comparable duties.
    • Must be punctual, efficient, an independent worker, a detail oriented person and possess good work habits.
    • Must be able to perform and/or manage multiple tasks, projects and priorities concurrently with a positive attitude and approach.
    • Ability to act and dress professionally in the work environment.
