SUMMARY The purpose of this position is to maintain and enhance the value of homes and communities that we manage, working independently or as a team participant to ensure the end product meets the quality maintenance standards while providing excellent customer service. Possible overtime as well as weekend and on-call work on occasion. Must have valid Driver's License and own tools, and a clean driving record.

Duties:

ESSENTIAL DUTIES AND RESPONSIBILITIES includes but is not limited to the following:
  • Performs preventative maintenance such as caulking around tub & water closet areas, attaching shower guards, removing covers from wall heaters & cleaning.
  • Completes turnover work and work orders associate with 5-9 properties under the guidance of PM and Maintenance supervisor.
  • Checks and repairs or replaces electrical and plumbing connections for safety & functionality.
  • Assists and follows directions from the Director of Maintenance Services or the Maintenance Dispatcher.
  • Checks all appliances and applicable connections for safety & functionality.
  • Applies paints or stains to walls, fences, with rollers or brushes, as assigned.
  • Troubleshoots, repairs or replaces hot water heater.
  • Repairs or replaces hose bibs.
  • Repairs or replaces doors, jambs, molding & trim.
  • Performs a variety exterior maintenance such as gutter repair or replacement, siding replacement, paint touch up, patch pavement.
  • Mops, brushes, or spreads paints or bituminous compounds over surfaces for protection.
  • Sprays materials such as water, sand, steam, vinyl, paint, or stucco through hose to clean, coat, or seal surfaces.
  • Applies caulking compounds by hand or with caulking gun to seal crevices.
  • Demolishes buildings, saws lumber, dismantles forms, removes projections from concrete, mounts pipe hangers, and cuts and attaches insulating material.
  • Maintains good public relations and interacts with clients, customers, and co-workers in a respectful and professional manner.
  • Required to monitor and respond to emergency after hour service requests in rotation with other maintenance technicians.

Qualifications:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

  • Must be able to perform and/or manage multiple tasks, projects and priorities at the same time with a positive attitude and approach.
  • Ability to act professionally in the work environment.
  • You will be required to take a maintenance assessment test to determine your skill level and pass with a score of at least 70%.
  • Must be able to communicate effectively through both email and telephone with resident managers, tenants, and supervisors.

EDUCATION and/or EXPERIENCE Must be at least 18 years of age. A high school diploma or equivalent is required and 2-5 years related maintenance experience (i.e., plumbing, electrical, carpeting, painting, etc.).

CERTIFICATES, LICENSES, REGISTRATIONS Candidates must be legally employable by a U. S. business. Valid Driver's License with satisfactory driving record. If driving own vehicle during work hours proof of vehicle insurance as recommended by insurance agents should be in the amount of $100,000 per occurrence for bodily damage and $50,000 per occurrence for property damage.

While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. The noise level in the work environment is usually moderate to loud.
Painting and coating workers typically work indoors and may be exposed to dangerous fumes from paint and coating solutions, although in general, workers’ exposure to hazardous chemicals has decreased because of regulations limiting emissions of volatile organic compounds and other hazardous air pollutants. Recommended protection equipment such as wearing masks or respirators that covers the nose and mouth.
